A First-Year Training Plan for Louisiana Real Estate Agents

A new Louisiana real estate salesperson has two kinds of work to organize: state education requirements and the everyday skills that make client transactions manageable. Good real estate agent training starts with a calendar, followed by supervised practice in accurate records and clear communication. For newly licensed professionals in Lafayette and across Acadiana, we recommend recording deadlines before taking on a complicated schedule. A license date and proof of course completion are better starting points than a vague plan to study later.

Start with two education deadlines

Louisiana requires an initial salesperson to complete 45 hours of post-license education within 180 days of the initial license date. The course must come from an approved school and includes an examination. Confirm the date on your license and check the Louisiana post-license requirements before booking a class. If you expect to change to inactive status, ask the commission how that affects your obligation; LREC describes a specific exception for timely inactive transfers, with education required before reactivation.

Active license renewal has a separate annual requirement: 12 approved continuing education (CE) hours, including the commission's mandatory topic, by December 31. LREC's current continuing education requirements identify the 2026 general mandatory course as “Transparency, Technology, and Trust”. Brokers and associate brokers have an additional broker-specific mandatory course. Verify the course category that applies to your own license.

Some post-license coursework may count toward annual CE in the year completed, up to eight hours under the applicable rules. It does not replace mandatory CE. Track these requirements separately so a certificate for one never creates a mistaken assumption about the other.

Put the first year on one page

A calendar works best when every milestone has a corresponding document. Add these checkpoints to a single file or planner. The sequence helps you see what you have completed and what still needs confirmation:

A license issue date and a calendar-year deadline may fall close together. Review both early rather than assuming a provider will track them for you. Keep copies where you can retrieve them during renewal.

Practice the parts no certificate can measure

Course hours create a compliance foundation. Client-facing work calls for a separate routine: comparing a property description with available source records, checking appointment details and recording questions for a supervising broker. A new salesperson can practice drafting concise follow-up messages and confirming the next action in writing after a conversation. These exercises do not replace brokerage supervision or any commission requirement.

Fair housing awareness belongs in daily habits, from consistent property descriptions to the way client questions are handled. Avoid making assumptions about what a person may want based on their background. For a property showing, prepare verified details, note anything uncertain and send unanswered questions to the appropriate supervising professional. We value professional development that makes information more dependable for the people using it.

Run a record check before renewal

A short review is easier than reconstructing months of emails. Keep the check practical and confirm current rules directly with LREC before relying on any training calendar. Use these questions as your final pass:

  • does my license issue date match the official record?
  • have I completed the 45-hour course and examination?
  • have I documented annual CE hours and mandatory topics?
  • can I identify the course providers and completion records?
  • have I verified my license status before renewal?

If an item is uncertain, contact the provider or commission with the relevant record rather than guessing. A missing certificate is worth addressing before the deadline, even if you believe you attended the class.

Keep the plan useful after year one

Set a monthly review of outstanding education and practice goals. We have focused this first-year plan on verifiable requirements and habits that travel with a real estate career, regardless of brokerage. The commission remains the authority for education credit and license status. Save the dates, keep proof of completion and revisit the requirements whenever your status changes.
